Chapter 01

What a worn exterior is telling you

Paint rarely fails all at once. It starts at the edges: caulk lines that crack and pull away from the trim, a chalky film that comes off on your hand, color that has faded on the side that takes the afternoon sun. Then a few flakes lift, and bare wood or siding is open to whatever the weather sends.

That matters because an exterior coat is more than color. It is a protective barrier against moisture, UV and temperature swings, and once it breaks down, water finds the wood. Left alone, that is how a repaint turns into rot repair and mildew cleanup.

Most exteriors want repainting every 5-10 years. For a Yakima house we usually suggest 7-8 years, and we will tell you plainly at the estimate whether yours is due or can wait another season.

How we prep, prime and paint a house

Every job starts with a free on-site estimate. We walk the house with you, assess the surfaces, and write up a detailed quote. Carol Thompson had four quotes on her house and told us it was Ramon's attention to detail and the way he explained the work that won her over.

Then the real work begins, and most of it is prep. We power wash and clean the surfaces, scrape and sand what has failed, prime bare spots, and caulk gaps and seal joints. Only then do siding, trim, fascia and accent colors go on, followed by porch and entry areas. We never cut corners on surface preparation, because proper prep is the foundation of a lasting paint job.

We protect your home while we work, we help you choose color, and we finish with an inspection and a full cleanup. We are licensed with Washington L&I (CASTICP808NG), bonded and insured.

Chapter 03

Keeping it looking right, and when to call again

A fresh exterior is easiest to keep up if you rinse off dirt and cobwebs once a year and look over the caulk lines and south and west walls as you go. Catch a small failure early and it is a touch-up. Wait, and it is a section of siding.

We walk through the finished work with you so you can point at anything that looks off. In Carol Thompson's words, there was nothing left to touch up at the end, although we offer touch-ups if anything is missed.
