Why bare concrete and cheap floor paint give out

A bare garage slab soaks up oil, sheds dust and stains under the first car that leaks. Thin floor paint sitting on top of unprepared concrete looks fine for a season, then lifts in sheets where the tires turn and park.

Almost every failed floor fails for the same reason: the coating was never really attached to the slab. Concrete holds grease and fine laitance on its surface, and a coating applied over that has nothing solid to grip.

A garage, shop, basement or utility room is hard use. The coating has to take weight, spills, tools dropped on it and the weekly hose-down, so the work happens under the epoxy, not in it.

How the floor is built, from slab to topcoat

We begin with a concrete assessment, then clean and degrease the whole floor. Cracks and imperfections are repaired, and the surface is ground and prepared so the epoxy can bond to clean, open concrete instead of sitting on a skin of dirt.

Then the epoxy goes down, in solid colors, color flake blends or metallic finishes, whichever you choose. A protective clear topcoat finishes it and gives the floor its wipe-clean surface.

Curing time, care, and how long the floor should last

Light foot traffic is usually fine within 24 hours. Park a vehicle on it only after the full 72 hours of curing. That wait is the cheapest insurance the floor has, so plan your week around it.

Professionally applied epoxy can last 10-20 years or more with proper care and maintenance. Sweep up grit, wipe spills when they happen, and a gloss topcoat will stay easy to clean for years.

You will know a floor is due for attention when the gloss goes flat in the wheel tracks or a chip opens down to bare concrete. A small repair then keeps moisture and oil from working underneath.
